If new construction is already on your street, ask for the land math, not a retail tour. What finished home can they sell. What does demo cost. What close date can they put in writing. Those questions work in a growing pocket and they work when the pocket is quiet.

If the street is still quiet, do not invent urgency. Hold the same questions. A cash buyer offer on the house can still be the right path when the structure has years left. Growth does not force a teardown. It only changes which number is real.

Time the conversation, not the headline
