Sellers often treat diligence like a courtesy. It is not. It is the window where a soft offer dies or a real one becomes a close. If that window has no end date, you do not have a deal. You have a maybe with your house off the table.

A Property Acquisition Specialist will ask for the end date before anyone gets attached to the number. The number is not the contract. The calendar inside the contract is what makes the number real.

An open clock is not a courtesy

Buyers ask for time to inspect, to confirm title, to check flood and soils. That is fair. What is not fair is time with no stop. An inspection period that can be extended by a phone call is how a seller loses a season while the buyer shops the next lot.

Write the days. Write what happens if they miss them. If they need more time, they ask in writing and they give a reason you can check. A buyer who cannot do that was never ready.

What belongs in the window

Diligence should match the product. A house sale needs a walkthrough, utilities, and title. A teardown needs demo scope, utility caps, and whether the lot can take the house they claim they will build. Mixing those lists is how a land deal gets treated like a retail listing.

Ask which items can kill the deal and which items only change the number. If every item can kill the deal, you signed a letter of intent dressed up as a contract. A cash buyer offer can still be clean. It still needs an end date.

How sellers lose the week

The common failure is taking the house off other conversations because someone said they were in diligence. Then the report comes back late. Then they want another week. Then they want a price cut that was never in the first call.

Keep a second name warm until the window is closed or the earnest money is at risk. That is not disloyal. That is how you avoid a vacant month because one buyer needed to think.

Ask for the stop date first

Before you celebrate the number, ask three questions. When does diligence end. What can they cancel for after that date. What close date sits on the same page. A Property Acquisition Specialist will not let those answers stay verbal.

If the answers slip, you do not have a buyer. You have a tourist. Put a date on the window or keep talking to the next name. The only number that counts is the one that can still close when the calendar says it will. A dated window is how you stay in control of your own timeline.
