Are there recent comparable sales close enough to underwrite from, or is the block still finding its price? If those answers do not hold up, the property does not move forward.
The Problems That Stop a Deal Early
Some issues are fatal and some are merely expensive, and knowing the difference is most of the work. Title clouds, unresolved probate, and heirs who are not aligned can stall a closing for months. A structure sitting too close to the property line, an unrecorded easement, or a shared driveway can change a site plan entirely. Sewer capacity and tap availability decide whether a project pencils at all in certain pockets of Middle Tennessee. We surface these things in writing up front, rather than letting you find them in week three of your own due diligence.
What Actually Reaches the Buyer List
A lot that clears the filter arrives with the basics already assembled: parcel data, zoning and overlay notes, lot dimensions, known site conditions, the seller’s timeline, and a price the seller has already engaged with. That last point matters more than most builders expect. A motivated, realistic seller is part of the deal, not a footnote. When the expectation gap is too wide to close, we say so instead of forwarding the property and hoping someone bites.
