THE PROCESS
Every stage, explained.

Initial Conversation
A short, private call with our acquisitions team. We learn about the property, the timing, and what matters to the owner. Nothing is documented or shared outside the call.

Private Market Evaluation
Within two to three business days, we deliver a written analysis drawn from county records, recent closed sales, new construction comparables, and current developer appetite in the submarket. The result is an honest range of what the land is worth to a builder.

Consultation
A working session to walk the evaluation with the owner or their representative. Every number has a source. Every assumption is shown. Questions are answered in plain language.

Letter of Intent
A written, non-binding letter setting out the proposed price, closing date, and material terms. The owner takes the time they need to review it, share it with counsel, and ask for revisions.

Formal Written Offer
Once the letter of intent is accepted, a purchase agreement is drafted mirroring those terms. Signatures on this document create a binding transaction and lock in the closing date.

Private Close
Closing occurs on the date the owner chose, handled quietly through title. The property never appears on the MLS, never goes through showings, and the transaction is not publicly marketed at any point.
NO PUBLIC EXPOSURE
From the first conversation to the final deed, the property is handled entirely off the public record. What never happens:
- No MLS listing
- No Zillow, Realtor.com, or Redfin entry
- No “coming soon” marketing
- No open houses
- No private showings
- No sign in the yard
- No lockbox on the door
- No strangers walking through
- No price history published online
- No neighbors finding out before closing
The first public record of the transaction is the deed, filed with the county after closing.
