But that speed only shows up when the buyer on the other side is real, funded, and experienced. The good news: a handful of direct questions will tell you almost everything you need to know before you sign.

Why vetting matters more in a cash sale

In a traditional sale, the buyer’s lender does a lot of quiet quality control. Underwriting verifies the money exists. The appraisal checks the number. In a cash sale, none of that happens, so the buyer’s credibility is the deal.

Most professional cash buyers are exactly what they say they are. A small number are speculators who tie up properties with no real ability to close, hoping to pass the contract along before their deadline. Vetting protects your timeline from that small number.

Six questions to ask before you sign

Ask for proof of funds first. A legitimate buyer can produce a recent bank statement or a letter from their financial institution within a day, and will not be offended that you asked.

Then get specific. How much earnest money will you deposit, and when does it become non-refundable? What is your closing date, in writing? Who pays closing costs? Which title company or closing attorney will handle the transaction? And finally, what have you bought recently in this area? A buyer with a track record will happily point to closed deals, and the answers to these six questions separate professionals from pretenders quickly.

Red flags worth slowing down for

Be careful with an offer that comes in far above every other number before anyone has seen the property. Some buyers win the contract with a high price, then grind it down after an inspection when your other options have moved on. Watch for tiny or missing earnest money deposits, vague answers about where the funds come from, unusually long inspection periods, and pressure to sign the same day. None of these guarantees a bad outcome, but each one is a reason to ask more questions before you commit.

What a serious buyer looks like

A serious cash buyer moves quickly and transparently. They evaluate the property promptly, explain how they arrived at their number, provide proof of funds without a second request, put real earnest money behind the contract, and close through a reputable local title company on the date they committed to.
