Broad criteria also cost you credibility. If we send five properties and you pass on all five, the next deal goes to someone with a better hit rate. Specificity is not a limitation; it is how you earn priority.
What a Sharp Buy Box Actually Includes
The buy boxes that get results cover six things:
- Geography down to the submarket or a short list of zip codes, not the whole metro.
- Lot size and minimum frontage, since a 40 foot wide lot and a 60 foot wide lot are two different businesses.
- Zoning and density: one house, a duplex, or a small infill cluster?
- Land price ceiling, stated as a number or as a percentage of finished value.
- Product type and target sale price for the finished home.
- Timeline and proof of funds, so we know how fast you can actually close.
Speed Follows Clarity
Off-market lots move on relationships and response time. When a seller calls us about an inherited property they want handled quickly, we already know which three builders on our list buy that block, at that size, at that price. Those builders get a deal sheet the same day, often before the property is ever cleaned out. The rest of the list hears about it later, if the lot has not already gone under contract.
Clarity is what makes that possible. Blasting every lot to everyone does not help anyone; it just trains people to ignore the emails.

Pull your last five acquisitions and write down what they had in common: submarket, lot dimensions, zoning, land basis, and finished sale price.
